We recognise the urgency often associated with a rental search schedule. We will ensure a suitable property is sourced in an appropriate time-frame and on the best rental terms. 1. Area orientation and rental levels
It does not matter if you are unfamiliar with areas, we can advise which areas and styles would best suit you and are within your budget. Our in-depth local knowledge will also give you a good understanding of local amenities, schools and transport.
2. Sourcing and previewing properties
Once your home search brief is finalised, your Property Search Consultant thoroughly researches the current market and, if lead times allow, will preview all properties on your behalf.
3. Accompanied tours
Your Property Search Consultant will handle all the arrangements for a tour of the best properties at a time convenient to you. On average, rental searches take 2 half-day tours to find an ideal property, however, for some briefs up to 4 half-day tours can be arranged.
4. Negotiate and oversee tenancy agreement
Once you have decided on a property, your Property Search Consultant will negotiate the terms of the tenancy on your behalf. The aim is to ensure you pay the best price possible and that the property offers you all you need in terms of furniture, standard of refurbishment and fittings. We will oversee all the paperwork and liaise between all parties involved.
5. Furnishing and moving
Should you require the property to be furnished we have affiliates that can provide you with everything from a bed to a teaspoon or take you shopping for a plasma TV. Our Moving Service can organise all removals on your behalf.
