The client’s employer contacted Garrington to see how we could help their Managing Director move from the North West of England to North West London.

After searching unsuccessfully for a property for six months the client had become acquainted with a specific area and had located schools for their children.

The brief was further focused by the need for a large family home with a sizeable garden, for it to be within commuting distance to the new offices and an urgency to move.

Being realistic

Garrington previewed several properties and reported to the client. Amongst those previewed the client was recommended to view two in particular which satisfied the brief.

After viewing these properties, they were discounted due to their proximity to other properties and the search continued. Garrington directly approached properties in the area and sourced a house near to the children’s school, that was currently being redeveloped by a professional company.

Due to come on to the market in a couple of months once all renovation had been completed, the property had been valued by two agents. After a second viewing, the client decided it was the property for them.

 

Off market property purchase

To secure the property off market Garrington had to move quickly. After Garrington conducted price research and discussed values with the client an initial offer was put forward.

The initial offer was rejected as the vendor had been advised that the property would sell for the higher. Not accepting defeat, Garrington spoke with the vendor and discussed the amount they would save by selling off market. This discussion indicated that they may accept a lower figure than the agent’s suggestion.

Garrington advised the clients to submit a best and final offer to reflect the discussion with the vendor and the fees they were avoiding; the offer was accepted and the property secured off market.
